RW Armstrong is providing lead consultancy services for the concept master plan design of Canary Residential Community, a new executive class residential compound south of Al Khobar City, Eastern Province, Saudi Arabia. The community is located on a plot of approximately 375,000 sq.m. and accommodates 550 residential units and related communal facilities. The project will consist of a comprehensive residential community comprising high-end residential villas G+1, high-class residential villas G+1, apartment buildings G+3, serviced apartments building and a club house containing a variety of amenities such as sports halls, spa, multi-purpose hall, restaurants, cafes and retail outlets. The project will cater to Arab and Western family expatriate tenants in addition to a small percentage of local families. Other amenities provided throughout the master plan will include parks, playgrounds and swimming pools.

The design will incorporate sustainable elements to limit energy consumption and benefit from the zone environmental conditions, all incorporated at reasonable and acceptable infrastructure costs. The landscape and irrigation systems will be compatible with the environment to limit water consumption and maintenance costs.
The project will target LEED Silver.

Canary Residential Community will be developed while keeping with the international and local design codes. All facilities shall be safe and durable.
